01.
INITIAL CONSULTATION
We look forward to discussing your building project with you and understanding your vision and building objectives. We will share our knowledge and advice with you to ensure the optimum outcome is achieved, and will visit the building site to further enhance our knowledge and understanding of your project.
This consultative stage may be done before or after the concept drawings have been created.
02.
CONCEPT DRAWINGS
Once you have a clear brief for your building project, we recommend you meet with a draughtsperson or architect to get initial concept drawings developed. Several revisions and meetings may be required before the plans are finalised, and we are happy to be involved in this process if you would like.
Clients often comment on how beneficial it is to have us involved from the start to guarantee a cost effective and practical build whilst still meeting design objectives.
03.
COST ESTIMATE
We will always give you a provisional estimate before your draughtsperson or architect proceeds with detailed drawings so you can make sure the design fits within your budget. We can also make recommendations and provide suggestions on how to adjust the plans if your budget requirements are not met.
It is always best to make adjustments and edits at this stage of the process before investing your time and money finalising detailed plans.
04.
FINAL DRAWINGS
Once concept plans are approved, detailed drawings are created. These drawings are what we use throughout the build process and are supplied to subcontractors for them to carry out their work. They are also submitted to Council for building consent.
We will provide a final estimate at this stage for the build cost.
05.
CONTRACTS AND CONSENTS
Once the plans and pricing are confirmed, you will sign a legal contract to safeguard both parties, detailing the work required and payment structure. We offer both ‘fixed price’ and charge-up contracts. There are advantages to both types of contract, which we can discuss with you. We will organise Contract Works insurance and make sure building consent has been granted by Council (and resource consent if required).
Health and Safety requirements will also be addressed.
06.
THE BUILD
The build begins! Once building consent has been granted, a build date is confirmed and an indicative building timeline provided. A building team will be assigned to your job and Ant Clarke will oversee the project.
Council inspections will be arranged as necessary and progress payments will be required as outlined in your building contract.
07.
PROJECT MANAGEMENT
Throughout the build we will communicate regularly with you, and your draughtsperson or architect, regarding the progress of the build, and to answer any questions or concerns you may have.
If for whatever reason there are delays or changes to the original timeline or plan, we will let you know as soon as they happen, and make sure we come up with appropriate solutions that both parties are happy with.
08.
HANDOVER
Once the build is complete, a thorough quality check will be done by Ant Clarke, and a final walk through undertaken with you.
The last council inspection will be arranged, and we will also get the building site professionally cleaned before handing the keys over for you to enjoy!
